At AST Law we undertake residential purchases for leasehold and freehold properties and new build plot purchasers.
Our fees include
• Investigating title, reviewing and raising enquiries against Contract papers.
• Undertaking relevant searches
• Agreeing terms for the Contract and Transfer
• When appropriate; acting for your mortgage lender
• Providing Report on Title to prospective purchaser
• Exchange Contracts
• Attending to pre completion formalities
• Completing SDLT (Stamp Duty Land Tax Return) formalities
• Attending to registration of your purchase at Land Registry
Our fees do not include
• Advising on SDLT planning, IHT, CGT ATED or ANY tax related queries
• Environmental factors affecting the property
• Valuation
• Advice on the outcome of your Survey
• Advise on the physical state or condition of your property or of neighbouring properties in any capacity
• Advise on foreign law
• Advice on the capital value or rental value of the property
• Advice on the commerciality of the transaction
• Advice on capital allowances
• Compliance with planning consents or inspections of drawings and reports referred to in planning consents.

Sale and Purchase
Fees start from £1,250.00 plus VAT and disbursements.
Wills and Probate
Fees for a standard Will start from £300.00 plus VAT and disbursements.
Fees for Power of Attorney start from £400.00 plus VAT and disbursements.
Fees for undertaking Probate work on an hourly rate of £300.00 plus VAT and
disbursements.
Lease Extensions
Fees start from £1,250.00 plus VAT and disbursements.

Litigation
Litigation costs start at £150 plus VAT per hour depending on the grade of the fee earner.
